A Short Term Let Case Study – 3 Bed Cottage, West Ashling

Maximizing Rental Returns

We started marketing a property in West Ashling for short term lets at the end of August, we have started with the nightly rate slightly lower than average for the property size, location and specification in order to build up a good review base before increasing the prices to maximise income next year. Between the end of August and the end of this calendar year (a traditionally quiet period) we have already exceeded the amount the property would have made had it been let for a 6 month assured shorthold tenancy. The booking total for this quarter is growing almost daily and this October half term is fully booked earning the landlord £1225 in just 7 days. We are expecting to double the rent achieved for a long-term tenancy over the next 12 months!
